Fire Doors Without Identification? You May Not Need to Replace Them.

We’ve recently assisted a number of clients whose BWoF providers identified fire or smoke doors without tags or identification.

Replacing these doors can be costly, particularly when you factor in the cost of a new fire report or Fire Statement, regulatory approval and installation. In many cases, however, a Fire Statement prepared by a suitably qualified fire engineer can provide a practical and cost-effective alternative.

Our assessment typically includes a review of the floor plans, the most current fire report, and any comments from the passive IQP, followed by an on-site inspection of the doors. We assess their condition, construction and age, the intumescent and smoke seals, gaps measurements, door closers, signage and other relevant features.

Subject to our review, the Fire Statement will confirm that the existing doors can remain on an As Near As Reasonably Practical (ANARP) basis. This allows the BWoF passive surveyor to accept the doors as they are, or with minor modifications, and issue the annual Form 12A for SS15/3 and/or SS15/5.

The Fire Statement is then forwarded to the local regulatory authority and your BWoF agent for their records and reference.
