For all non-residential building consent applications, it is crucial to have all the required documentation collated to ensure a seamless vetting process, and subsequent consenting process. Good documentation will avoid or minimise ‘Requests for Information (RFIs)’ from Council. CoveKinloch typically deals with consent applications of the unusual kind, for example, a change to, or installation of, a Specified System relating to HVAC and/or Fire Systems.
Typical documentation to support a consent application for this type of work will include:
- Certificate of Title – no older than 3 months.
- Written Authority from the Property Owner – will be required if the applicant is not the property owner.
- Detailed Plans/Drawings – to show existing and proposed modifications and highlight the works to be carried out including their location.
- Specifications – to be site specific for the proposed works, including manufacturer specifications and product literature.
- MEP Plans and Specifications – Mechanical, Electrical, and Plumbing plans, specifications, Producer Statements, and calculations.
- Compliance Schedule – A compliance schedule containing the specific information and procedures of Specified Systems already within a building, and the proposed (altered and/or added) Specified Systems along with the proposed maintenance and testing regime of each new system.
- Fire Report – to document the fire safety design for the building and to specify the safety features that must be incorporated to enable the building to comply with the relevant Building Code.
- Accessibility Report/Review – to assess the building where works are being carried out to ensure it provides access and facilities for people with disabilities.
For existing buildings, the Building Act, Section 112, requires a review of fire and accessibility for all building consents and relevant standards, and for the building to comply as near as reasonably practicable.
